Florida Cop Allegedly Answers Welfare Check, Finds Dead Man, Leaves With a House, Which Is Not What "Protect and Serve" Means Even in Broward

A Lauderhill police officer is accused of turning a 2022 welfare check into a home acquisition, allegedly paying a dead man's utilities, forging his signature on a permit and gutting his kitchen. This satirical crime dispatch treats the case as the most aggressive house-hunting strategy in South Florida history.

Florida Cop Allegedly Answers Welfare Check, Finds Dead Man, Leaves With a House, Which Is Not What "Protect and Serve" Means Even in Broward

Most people buy a house the hard way: a mortgage, an inspection, a realtor named Debbie. A Lauderhill police officer is accused of finding a shortcut, and it began with a welfare check.

Brian Louis Sguros, 35, was arrested Tuesday by the Broward Sheriff's Office. Investigators say that in July 2022 he was a backup officer at the home of Dennis West, 71, who was found dead of natural causes. Officers are trained to secure a scene. Sguros, investigators say, secured the deed.

According to the sheriff's office, he told the medical examiner he was West's friend. "There is no indication he knew West, and stated that West had no living family, which was untrue," authorities said. In Florida that is called fraud. In real estate it is called an aggressive offer.

The arrest report says he "paid the taxes and utilities at the home in West's name." This is the only recorded case of a man committing identity theft in order to pay someone else's bills. Most criminals steal a credit card. He allegedly stole a water bill and kept it current.

He then allegedly forged West's signature on a city building permit, used a notary's name and seal, and looked up West's records on police computers. The taxpayer-funded database, built to catch criminals, was apparently used as a Zillow with handcuffs.

A neighbor named Naomi told WSVN he explained it simply: "He said that that was his friend, and the friend gave him the house before he passed away." It is the oldest story in South Florida. A man dies, and a stranger arrives holding a tape measure and a feeling.

Naomi said he chatted with the family while renovating. "And he was working on the house for a good while, and tore down everything on the inside, put up new stuff and everything." Nothing says innocent like new cabinets. Burglars take the television. This gentleman allegedly installed one.

In February 2025 he told the Property Appraiser's Office he had been in possession of the home since August 2022, just weeks after the death. Adverse possession is a real legal doctrine. It was not designed for a man who arrived in uniform and stayed for the granite.

Another neighbor, Lethel Hey, told CBS Miami: "I kind of asked the question why and how did he get the house so quickly." Florida has 22 million residents and not one affordable home. The only buyer who closed fast was the one who came with a siren.

Lauderhill police said he "took possession of [West's] home without any legal right to it." Detectives were alerted when West's real relatives, the family he allegedly said did not exist, sold the house. Nothing ruins a con like heirs with paperwork.

On Wednesday, in shackles, he heard his lawyer announce, "We do have an agreement with respect to the bond; it's going to be $25,000 total." A judge ordered him to stay away from the home. After three years, four walls and a full renovation, it is the first eviction notice of his career he did not hand to somebody else.

He is on unpaid leave now. For the first time since 2022, the utilities are someone else's problem.

Florida Welfare Check Real Estate: Frequently Arrested Questions

No. Investigators say the last person who tried is now getting a house with bars, and the taxes are covered by the state.

Allegedly to keep the lights on. Prosecutors are now returning the favor by shining a very bright one on him.

The real family showed up and sold the house. In Florida, the one thing more powerful than a badge is a cousin with a realtor.
